First Hybrid request.

Amazing how timely things are. I stated on the forum I hadn’t done a hybrid, and today I get asked to bid on one. I bid $600:). You can tell I really didn’t want to do it. Whoever did the inspection took horrible photos. Couldn’t see the condition of the roof, the siding, the windows, etc. And when I looked at what I could see it didn’t look good. Flooring looked stained and worn. Yet no mention of it as a deficiency in the data collected. One wonders what else he didn’t point out.

When we sign these things THE APPRAISER becomes responsible for the content of the report. I’m not going to depend upon an unknown third party.

Again this is a way for lenders to get by cheap. Pay some flunky $75 to do a half cocked job (pay for what you get), and hang the appraiser with a cheap fee and the liability. NO THANKS.

This profession is going to hell in a hand basket. The AMC's, GSE's and lenders know exactly what they are doing. Zero liability to them. 100% liability on the appraiser along with the reduced fee.

I've never done a hybrid however, one of my mentors has done a few.... your description sounds just like his experiences. He no longer does them.
