Flood Map Trouble

I use the free FEMA site for flood info. Today, when I hit Map Search, all I get is "Unable to display MapService. Requested service is not available. Anyone esle getting this? I wonder if I have reached some sort of alotted freebie cut off? Anyone know?

Dunno. I got my flood maps today.... interflood. :P

Whenever the map service is down, go through the catalog.

You have to type in the state, county and municipality but al least you get the map to look at. Just click on Number 4 when it pops up after you enter the state, county and municipality.

It's just another backdoor in to the maps. Sometimes when that inital FEMA map won't load, it looks like the service is down but as I said going through the catalog will still get you to the FEMA maps.

I'm having the same problem, and yes you can use the catalog when the map won't work; but you need to know the panel number your looking for. If you don't have the panel number or have paper maps for the area to find the panel number, you can just look at all the panels until you get the area you need. What a hassle! I hope they fix the darn map soon. (By the way; if you don't have the panel number, and the map you need is where the County seat is, it is almost always panel number 4!)

Just view the "Index" map for the municipality first so you can find the panel number without looking through them all.

I hope you're adding a disclaimer that the flood information is for informational purposes and is not a flood determination as you are not bonded for such services.

Has anyone noticed the flood map information coming from the flood data sources not matching the flood maps description.

i.e. when I place the flood data in the quick order tab of the FEMA store I get a map not found message.

now the flood data that I get is from both alamode and the search engine we use for property comparables. The data source returns the flood map should be 1200350305F, but when I go to the FEMA store the map is 12011C0305F.

I tried to find out if there were any updates to the maps or any revision to the designation with no avail.

Any insights?

Unfortunately, ya gotta pay to get good stuff. I love my Interflood....What a timesaver! Never have a problem. Click, copy & paste. It even has the census tract #.
 
Guys:

WHY are you paying Interflood? All the flood maps are available through FEMA. As an appraiser you are required to review the flood maps. It is NOT your responsibility to pay for a flood certification or to issue one. That's the LENDERS responsibility.

STOP IT. You're simply paying for something that you don't have to. Use the FEMA site or order a set on CD or paper maps. Then disclaim any responsibility for the flood certification. If you attach this thing, you are making yourself a party to the flood certification AND THE LIABILITY.

Think about it.
