Anyone else hear that the Florida Appraisal Board is going to audit all appraisers
in the next year? A friend of mine was at his Mckissock continuing education class & the instructor said that investigators would be visiting every appraiser in the next year to inspect their files for violations. Anybody else hear anything similar?

I was told them same thing in con ed but the instructor said it was 10% of appraisers per year, not all in one year.

The Director of the Division of Real Estate is attending the same meeting as I over the next two days. I'll pose the question to her and let you know what she has to say.

New Mexico started conducting a 10% audit on continuing education. If you were selected you had to send in scanned copies of all of your continuing education certificates to prove you had completed those classes.

Florida requires the vendor to send the verification for continuing ed. The type of audit I am talking about is a physical audit of the appraiser's office for compliance issues & files to verifiy compliance with record keeping & to be able to justify all data that is used to complete the appraisal. Basically all of the violations that are seen on a regular basis at the disciplinary hearings

In New York every time you renew your licence you will receive a letter asking for a copy of your c e certificates...more then a couple have been caught up in forgeting to complete a class...

Supposedly these audits are for your work file. The investigators want to see support for adjustments, verify cost approach, make sure the necessary items are in each report, etc.

Last week I talked with the Director of the Division of Real Estate about this subject. The answer is NO, FREAB is not conducting random audits of appraisers or their workfiles.
