Hello, Im currently an appraiser in california.
My family is going to be relocating to pensecola area in the next 2 years.

Im interested in talking about the differances appraising there so I know what to expect and can be prepared when I arrive.

I would like to see an appraisal from pensecola area if anyone has one and are willing to share. California neighborhoods and costs are vastly differnt.

Im curiouse what a SFR appraisal costs

How do hurricanes affect your business?

How do you work in the rain!? It never rains where I live.
I get wet maybe 3 times a year. do you just measure from the inside?

I'll take a stab at some of your other questions.

Appraisal costs - varies around the state. Mostly $325 - $400 for full fee.

Hurricanes are a PITA. Expect to do tons of post-disaster updates anytime one comes by.

When it rains we get wet. That's just part of the game. The trade-off is working outside on glorious 70 degree days when our northern buddies are digging out from under the latest blizzard.

regular SFR range from 300-450.

Hurricanes actually brings more business because you have to re-inspect all the properties that haven't closed before the hurricane. So you charge an additional 1004D fee.

If it rains you re-schedule or get wet simple as that.
 
Ive allready got all the license info. A CA license will transfer with minimal effort and a USPAP class or something like that.


What exactly is a Post disaster update?
we dont do those here.

are your comps still limited to 1 mile 6 months?
It seemed like it would be hard to do that there with the sprawl.
most things i saw in pensecola would be what we call homes in the country in my neck of the woods. homes on 1/2 acre or more and not crammed into tracts.

how many appraisals do you average a month there?

There is a huge oversupply of appraisers in Florida, but probably no more than what you are used to in CA.

Pensecola is a nice area. Sort of laid back, not really congested like Tampa, or Orlando and certainly NOT like Miami, but with a little south Alabama thrown in. Great fishing.

Ditto on the hurricane comments. If you can get the full fees like the ones mentioned you don't mind the rain - try not to schedule anything after 3:00 PM, work a Saturday morning instead if you can.

I am from Pensacola and currently live and operate (along with my partner) in 40+ counties in Georgia.

I am in the process of opening up an office in Pensacola- Ft Walton Beach- Destn Area- Gulf Shores - Orange Beach. I plan to start out with 2 people currently on staff and the business will be from my current clients. I also grew up with a VP for a big bank that will help plus my parents still own a large construction company in Escambia County for years.
Anyway..

There is a lot of appraisers in the area but from what my clients tell me, they are not in a rush to get things done quickly...Sorry to all you appraisers in the area that but that is what they are saying...


I planned on doing this a while ago and have slowly got all of my current clients on baord.

So I would suggest looking at current client and see who operates in the area and see what you can do from that angle...

My business has build on something you comment on.

Alot of appraisers are a little to laid back for many lenders tastes.
I get things done and get them fast. Usually if I can get someone to give me one apraisal they keep using me.

whats typical volume for a single appraiser in the area?
I do 13 on a dead month and upwards of 25 on a good month.
