Free UAD 3.6 Examples

This UAD 3.6 nonsense is a disaster for working appraisers.

Read the fine print. Our reports can be stored, copied, analyzed, reused, and redistributed without our consent. That is not modernization. That is turning appraisers into an unpaid data farm so lenders and GSEs can build more overlays and automated review garbage.

They lock down assumptions, limiting conditions, intended use, intended user, and certifications so you have less control over your own assignment and more ways to get jammed up later. Then they normalize revision history and borrower driven reconsiderations like the appraisal is a living document to be negotiated after delivery.

More liability. More second guessing. Same garbage fees.

I called this out in Mein Comp: The Last Appraiser. This is exactly how the profession gets hollowed out while everyone else monetizes our work product.

If you think this helps appraisers, you are not paying attention.

You get the reward of the year for hijacking a thread. LOL.

Not mad at cha. I do it too. But you left out that the Borrower pays for it and all of the data on their home is being used for free.....at least we are getting paid?

In my opinion, they should get a cut from the GSEs....

My own beef is simply that the coming 'UAD 3.6 Abomination' will destroy the entire independent appraiser profession as a viable successful small business model for coming generations.

Bluechip is simply overthinking it - getting stuck in the weeds. I could care less what data they collect - so long as I could 'get the job done'. That last part will not be possible under 'The Abomination' regime. Now I promise I will not hijack your thread further.

I wish good luck in getting up to speed on it to those of you who are not yet at the retirement point and must make this 'onerous adjustment' to your work flow. (y)

You can hijack it. Don't mind. It just gets bump back to the top.

I agree with you. I was really surprised we lasted this long. I think most behind closed doors will agree that we have around 10 years left.

In my area, most of all of the local hvac, electrical and plumbing companies are being purchased by private equity firms.

Most do not even realize it...they think they are supporting a local business.
 
If the appraiser has included a sketch or floor plan in this appraisal report, it shows the approximate dimensions and is included only to assistthe reader in visualizing the property and understanding the appraiser’s determination of its size.

these examples must be dated from when they started in 2018...what about the anti market measuring standard ansi:rof:
 
Meanwhile residential appraiser numbers continue to tank while the GSE promote PDCs and 3.6 (numbers posted in a FB group):

I'm not taking a single class or worrying about it everything will be fine we'll adapt and more forward. Even Alsie, who still seems to be on the fence wrt being pro/anti new form I still can't tell :ROFLMAO:

That's not new. What is new is that it's now being said out loud.
