Full Service Hotel Cap Rates

Anyone have a good source for historical direct cap rates for full service resort hotels? I need to support a trend in cap rate over the 2005 to 2007 time period if anyone has a source? I realize cap rates for single hotel sales are virtually nonexistent but am hoping someone has a good source? Thanks

Do you use Smith- Burbach? ... I would suggest them
 
There is a lot of great data out there, a search of LoopNet Recent sales just for Michigan had 10 full service hotels with income information. Sperry Van Ness, Marcus and Millichap all listed properties through out the country with income data.

With a little confirming you should be able to find some. In fact I just searched CO,
903 Main St
Delta, CO
Full Service
$3,000,000/12.86% Cap Rate

There appears to be about 12-15 more just like that one...obviously you will need to confirm this more, but its a start.

realtyrates.com has some decent data, with historical rates back to 1992.
