General and/or UAD question about driveway parking

Question: How many appraisers does it take to figure out how many cars can park on a two car driveway?

Answer: 85. One to answer the question and 84 to confuse matters further.

The number of cars that you are supposed to report is based on the width of the driveway. Side by side parking only....not tandem parking. I believe this is spelled out in FHA appraisal requirements. The part I don't like is that for a driveway/garage like the pictures, you are supposed to report 2 driveway and 2 garage.

Filling out this part of the form in a precise and accurate manner is of utmost importance. Otherwise, the reader may have to look at the numerous photographs that you provided with the report.

I have only been counting driveway parking spaces if they do not block a garage. So if there is a garage with a driveway in front, I generally state zero parking (unless a car can park off the side and not block access to the garage). So today I have a new assignment. I submit with some really annoying AMC I am not used to. They have this automated checker program that refuses to accept my report because I checked the driveway box and/or filled in a value for the driveway surface, yet put a zero in the # field.

Am I doing this wrong? Is this a UAD thing?

It's a thing adopted from FHA. The # of cars reported for the driveway is based on the width of the driveway. If you could park two cars side by side...then report '2'.

I just talked to a review appraiser that saw a rural appraisal of a home on 5 acres and no garage. The lot was level and graded.

Number of parking spaces indicated. . . . 50+
