Generator: Personal Property Or Real Property?

See attached photo. Power cord is attached like a condenser unit and there is a gas line that is connected. Just want confirmation that I am treating this properly. TIA.

Yep and a big deal with them is whether they have an automatic switch or not. That automatic switch is expensive. In other words, when power goes out, the home or property never loses power with an automatic switch.

I need one of those small home depot ones that would be personal property. The kind you plug an extension cord into. Without it, my backup plan is a retail place with WIFI, but that might not work if power is out everywhere. But many retail spaces and internet providers probably have a backup. I don't know about MLS's though.

As far as heat goes, I would be in trouble. I would shut the water off at the street first and open all faucets and flush all toilets. Some antifreeze in the toilets and drains might not be a bad idea either.

Making sure it's a proper safety transfer switch is also something to look for. Older style switches can be a hazard to line workers. They usually say "double pole" or " double throw" if they are the ones that don't allow the generator (or solar pv) to backfeed into the grid.

above my pay grade as an appraiser, however if i was an electrician....
 
I consider them as real property. Extensive analysis has shown no contributory value. About 1/200 homes have them, and replacement cost is less than a fireplace (typical). I mention its presence, and then forget about it.

Agree, should have elaborated by pointing out the "fixture or personal property" question is the least concern with these. They are pretty common in my neck of the woods and have seen some very sketchy hookups that anyone would question.
