I have been using Geocomps for many years and have been happy with the service. My subscription is ending in June and the fee for similar service on property shark is less than 1/2 of Geocomps. I have been using the free property shark for a yr or 2 but how is the full service on property shark? Is the data complete and accurate? I cover All NYC Nassau, Sufflok and westchester, any suggestions.

I have used the full PS for a year now, strictly for NYC. It's all data from ACRIS, updated daily in one easy to find location with links to building department, certificate of occupancy etc. Property look-up includes lot map, flood map and various demographics.

Includes cooperative unit sales and data. Don't do coops myself but I can see how helpful it can be.

The photo swap feature is probably the most interesting. Comparable radius searches are good, however sometimes you will find something on Comps Inc. or Geodata that is not in PS or vice versa.

Hey Lackland

Welcome...I have a full subscription to Property Shark and love it. Great for the Boroughs -Very comprehensive. A little help in Nassau but beyond that - not much help. Besides, the Nassau stuff you can get from MLS.

Hey, Eddie From West Palm sends his regards - he passed his certification test and is popping the champagne he stole from your office to celebrate!!!

Hey T - Call Me - I can help!!! Happy to see you on here.

I tried "paid" PS but went back to Geodata, which I find much easier to use with much better coverage of Nassau (my primary market) & Suffolk

I have been using PS for over a year. I primarily cover Br, Qns. I find that it is great for there. The few times that I have used it for Nassau I found it to be OK, but I've also backed it up with MLS. The few times tried Suffolk I thought that it was terrible, however, it is limited to the information provided by the towns (that also sucks).

IMHO the best of both worlds is PS for NYC and GEO for Nassau and Suffolk. But you buy the State, so you get it all anyway.
