Private divorce appraisal. Wife contacts me, tells me its a dome, on 7.5 acres with a stick built guest quarters. The dome is almost finished, there is currently no septic, well, or electric line run, but the interior and exterior are complete. So she then sends me photos. Oy Vey, its a freakin tent lol.

Not real property - a land appraisal unless the stick built guest quarters qualifies as a house of some kind -
 
Clearly that is not a permanent structure, even if she hooks it up to well, septic and electric. I am going to have to break the news to here. Funny thing, she is a Dr, and her degree is in architecture. You cant make this **** up.
 
copy/paste a screengrab into your report of the written criteria for permanent construction. You aren't the one making any decisions and you have no discretion in the matter. You're not doing this because you WANT to, but because you are REQUIRED to.

It looks like a blow-up tent on a base - unless it is there to protect a structure underneath.

Let her know it might be land value only ask do you still want me to come out? Get paid upfront -

You assume I agreed to do an appraisal on a tent. I did not. I told her I can certainly value the land, but the dome is considered personal property.

I meet a lot of people in my job...either coming to my office or visiting them at their homes. Some of the most disturbed, mental-issue people I've encountered (aside from the dude that keeps jerking-off on the church across the street) are multi-degreed professors, psychologists and psychiatrists.

Went to court with a retired triple PHD professor. The judge literally said that he could not discern any cogent argument from the almost 500 pages of "evidence" they provided. Of course the response was that everyone was just to stupid to understand it and for the next year's appeal she would dumb it down for us. Never saw her again thankfully. Poor judge had to suffer thru that incoherent mess once already.

My wife works with a lot of PHd's at her college and says that they are the dumbest smart people she has ever met.

Profs from different departments will accost random administrative staff asking for meetings to be set up on MS Outlook.

Which she usually responds by saying
