Gpar Manufactured?

Oops. I don't find one of these in ACI. Anyone know if there is one? Maybe it has a secret name? Guess this prelisting appraisal is going to be even more work....
 
There is no need for a manufactured housing general-purpose form. You can simply use the single-unit GPAR form and disclose the fact that the subject is a manufactured home. For a pre-listing assignment, you might consider one of the restricted appraisal GPAR forms.
 
Well yes I can use the single unit GPAR form but there are lots and lots of manufactured home specific data elements that I would like to see on the form with headings and boxes just like they are on the manufactured housing form. ACI makes forms for lots of goofy stuff nobody uses very often and here I am working on another private party manufactured home appraisal. Tell them to put it on my wish list at least.
 
ACI form MHAR would work. :)

I developed and still help maintain the GPAR forms for ACI. The reason I did not develop a specific MH form is that I didn't see much on the Fannie Mae MH form (1004C) in the way of MH specific data that was of use in a non-lending transaction. For example, most, if not all of the data in the "HUD Data Plate" section is irrelevant in a non-lending assignment. The serial number and HUD certification label numbers, for instance, are of no importance for private party work. Same with some of the information in the improvements section. It's there to assure that the lender complies with Fannie Mae's specific requirements for manufactured homes, but is of no interest to private parties.

However, I may be overlooking some important issues and will be glad to suggest to ACI that they have me develop a specific MH GPAR form if it's warranted. I'll be happy to do it but I'll need some guidance. Would you be willing to work with me in determining what information you would find useful on such a form? If so, we can arrange to communicate further on this issue. It may be as simple as highlighting the data fields on a 1004C to identify what to keep and what to toss.
