Gpar 'report Type' Options

I'm using the GPAR 05/2010 version.

A pull-down menu above the words Residential Appraisal Report offers 3 options: Restricted, Self-Contained, Summary

How do I either update the form so the pull-down menu is compatible with current report options, or eliminate the pull-down section?

I update ACI fairly often but I didn't update this specific form, if that's the problem.

Please advise.

3. What are the requirements for each report format under STANDARD 2 and STANDARD 8?
The requirements for an Appraisal Report are very similar to what had been required in a Summary Appraisal Report, and the requirements for a Restricted Appraisal Report are very similar to what had been required in a Restricted Use Appraisal Report.

For more specific information regarding the content requirements under the 2014-15 edition of USPAP, refer to the charts in Advisory Opinion 11, Content of the Appraisal Report Options of Standards Rules 2-2, 8-2, and 10-2.

4. When is it appropriate to use the Appraisal Report option?
The use of an Appraisal Report is appropriate for any appraisal assignment in which the client may need to understand the appraiser’s rationale, or for an assignment in which the client may not have specialized knowledge about the subject property.

When there are any intended users other than the client, an Appraisal Report is the only written option that is allowed under USPAP.

The Standards Rules for an Appraisal Report establish the minimum level of information that must be included in the report. The appraiser must decide if additional detail or explanation is required, given the intended use and intended users of the report.

10. A client asked me to communicate an appraisal using a particular form that is prominently labeled “Summary Appraisal Report.” Is it acceptable to communicate an appraisal using this report label since a Summary Appraisal Report is no longer referenced in the 2014-15 edition of USPAP?

"Yes, the reporting standards allow other labels in addition to, but not in place of, “Appraisal Report” and “Restricted Appraisal Report.” In this instance, since the label references an “Appraisal Report,” the report must, at a minimum, comply with the reporting requirements of an Appraisal Report in USPAP."

That advice seems to imply that it's OK to use the form as long as the actual report type is clarified in the body of the report as an Appraisal Report rather than any of the three pull-down options, describing the use of the embedded alternatives as "additional" descriptors, rather than defunct, incorrect alternatives.

I suppose it's a hill-of-beans distinction that means squat, but it seems that to follow the rationale of that Q&A requires one to supersede a certification of sorts.

Why would that advice be given other than as a concession to form creators who do not wish to make the effort/expense to change the forms according to the change in USPAP?

(I do appreciate the advice, however.)

As I mentioned in another thread, the ACI GPAR forms were redone in late 2013 to reflect 2014 USPAP changes regarding report types. If you are up to date, perhaps you are overlooking the newer versions of the forms.
 
Double-checked my report pak options just now. Rich is 100% correct. If your forms list only has GPAR 2010 it is out of date.

The current updated forms list has GPAR 2014 entitled "Residential Appraisal Report" ( EITHER with the Cost and Income Approaches OR NCI versions).
