I have received a rush order on an FHA appraisal. It is a good client so I don't mind accomodating them, however, I am not sure how to handle this situation.

The subject property has a detached 26' x 32' concrete block garage. There is a concrete drive way leading to the garage. The floor of the garage is gravel. It appears that there has never been concrete slab, just gravel. Is this acceptable?

I have called the HUD Home Ownership Center, when I do manage to get a live person on the phone they ask me to hold and then transfer me to a machine. I cannot find anything that addresses this issue. If anyone could help, I would greatly appreciate it.

Thank you

Mary

Mary:

There is no requirement for a garage to have a concrete floor.

Does the surface create a trip hazard? In other words can you walk across it or is there divots and irregularities sufficient to make walking a problem?

Depending on YOUR market it may be a 'marketabiltiy issue' which COULD create a VC condition.... :eyecrazy:

Around here you are lucky if older homes even HAVE gravel on the garage dirt floors!
