GRM calculations?
How are you calculating GRM for a SFR ot Multi unit property in Marion county? Are you using BLC data, GOI monthly into Sales Price, is there another method you are using? I currently am working on a duplex and I am coming up with a GRM of 75 based on township averages of leased multi family properties with similar potential income to the subject. Let me know, I am curious, I am currently trying to tighten up some loose ends in my reports.
My reasoning is that I feel there is some variance in the accuracy of data. Some agents list these properties with rents even when the property is not leased on the date of sale. It also appears that the data is actual rents versus market rents.
