Appraising a house with a rear addition consisting of a large family room area and a bedroom with full bath and a kitchenette with a small electric range and a sink fixture. Per FHA, am I to call this bedroom/bath area, which is accessible from the main living area of the home, a guest house because it has the ability to cook?
 
A Guest House is small house or cottage adjacent to a main house or larger house on the property. It is an addition with ________ or in-law apartment.

From what I have read on page 7 of the PDF, I am dealing with an accessory dwelling unit. I guess my question is how I treat that within the report. Am I to indicate the GLA of the main unit, less the ADU, and give separate value for this attached "in-law apartment"? It also indicates within the same section that the appraiser is to determine whether or not the adu is a second dwelling unit. I do not understand the distinction between the two.

I have treated an adu as independent living space. Look for as many comparables with adus ask can be found.
 
An ADU has a kitchen. That's it as far as I'm concerned. That what makes it dwellable (lol). Also, if the property has two electric meters, FHA wants nothing to do with it.

Sure they do, FHA still does Duplexes (2-units) ... right?

An accessory dwelling unit may or may not have separate electrical service. The appraiser will make the determination of whether or not an ADU is a second dwelling unit utilizing the criteria stated above in question number one. FHA does not take the position that an appraiser should conclude the presence of two electric meters necessarily constitute a two dwelling unit structure and not an ADU​

And of course, the property may not be a 2-Family. It may be a SF with ADU, making it ineligible with a second meter. Right?
