Anyone have any experience in this delightful community? Having a little trouble deciding whether those AZ rooms can really be considered a "Single Family Residence". City Planning department defines them as an RV Support Structure.

Please PM if you don't want to participate in a public discussion....
 
I appraised a manufactured home there once, you must be talking about a RV spot with one of those 'glorified sheds'. I didn't think that they had kitchens in them, do they? Those things are small, maybe 300-400 sq ft. If it has a kitchen and a bath, I suppose you could live in it and it would qualify as a SFR, Have you inspected it yet?
 
Some have only sheds and some have site built AZ Rooms. And yes, the az rooms can have bed and bath and kitchen. And some are pretty nice and yes, you can live in them but that does not make them an SFR according to my research.
 
I remember an RV park in SE AZ that at least some of the spaces had "Casitas" they called them.
Kind of an ADU for your RV. Iirc my relatives friends owned their space and casita.

Exactly - casita and az room are synonymous in this example. You own the space. You own a small shed for storing stuff. you can play in the rec center or the pool or on the golf course. And you park your giant RV on your lot and plug in all its connections. But when this unit last transferred the legally recorded sale docs did not check the box saying the property was a "Single Family Residence". They checked the box saying it is an "Other - AZ Room". And the CC&Rs for the community clearly define these things as "Habitable Space" and specifically state "It is not a residence". And the county says they are not a residence but an RV Support Structure. And all of the ones that have sold in the past few years are listed as "Land & Lots" and then mention there is a nice AZ room built there for your enjoyment.

I have asked the lender and VA for guidance on how they want this handled but I think it would be darn misleading to appraise it as a Single Family Residence when three different data sources clearly say it is not. What would you do with it??
 
I wouldn't call it an SFR. Call it what it is. A lot with an AZ room and HOA dues.

It is a community that is mixed with manufactured homes and RV spots. You buy the land, so you could use it as a RV spot or legally affix a manufactured home.
 
Cousin used to sell them in Yuma. She has a double wide with add on & casita of about 400 SF.
