I can't find any specific guideline distances for FHA. My property is approximately 1.60 acres and none of the improvements are in the pipeline easement. Has anyone determined if there is a measurable market reaction and could it be considered similar to next to a train track or backing to a school or even being located on an arterial?

If your not in the easement you are good to go . on 1.6 acres sounds like a larger buffer zone. Don't over-think it you will start going down a never ending rabbit trail. As far as measurable difference no I have never seen any but in my area folk's love living near schools and many like being near RR tracks and homes on busy streets often sell for more than ones located on quite interior streets. Go figure but Normally most cities, counties will not allow the gas company to install a meter in an area where the home sits in or on the easement .
