Has anyone tried these "adjustment" programs ie: Synapse-Spark or Soloman Adjustments?

Has anyone tried these "adjustment" programs ie: Synapse-Spark or Soloman Adjustments?
 
I use synapse and Spark and in my opinion, they're really good programs. I've always wanted to try Solomon but have not.

The thing you have to remember though, is that these programs are only as good as the data you download to input into them. You have to vet and scrub the data otherwise, it's just garbage in and garbage out.

If you think you're going to download an entire zip code, push a button and it just magically spits out the recommended adjustments for GLA, site area, Etc., you're sorely mistaken.

Also, there's a learning curve. You have to put some time in to really get good at them. If you're short on patience, they're not for you.
 
For the last few years I've used Solomon for Cost and every couple months I'll run the adjustments because it 'helps' to support my workfile, but it is support, not the final basis for the adjustment.
 
I built my own in Excel and just dump the MLS export data into it
Clean up outliers and BOOM, my charts and adjustments are there
to transfer into my report

I suggest everyone ask ChatGPT how to do this with their MLS and their software. I had my mentor do it a few weeks ago and was surprised how thorough the output was.

It will literally walk you thru the steps if you know how to ask.
 
Not familar with Spark. Solomon is great. I run the adjustments for every appraisal. I add it to the workfile in addition to whatever market extractions show me.

Yes, I can export searches into Excel and do a lot of things with it. I can run MLR, I can plot time v price, time v DOM, time v $/SF, etc. Those can be charted and a trendline lain over the resulting graphic.

You could do one long question, but I found it's best to break it down into steps, test and then put them all together.

"How do I create a regression analysis with excel?"
"How do I export a .csv file from XYZ MLS?"
"How do I import .csv to xls?"
"How do I import the output to ABC appraisal software?"

Just remember you need to test the accuracy of the instructions along the way. Once you have success at each step, you can go back and combine the steps in longer questions to get a final solution if necessary.
