Hello- old hat coming back to the industry.

Morning everyone,

I was an appraiser here in Florida for 15 years, before I finally hung up the license and went on to other things. A few years ago, I got a phone call from someone running an appraisal department for a national lender. I was growing tired of insurance and decided maybe it was time to come home, professionally. I'm here to hopefully pick your brains on issues and generally collaborate. I also hope to help give some insight on issues from the client side of the spectrum.

I got the license reactivated, just in case. Got caught up on my CE, etc but I was gone for almost 5 years. It took a little bit to get caught up on everything I had missed out on.
 
I had a friend/former colleague of mine (both worked for the same firm when I was a trainee but he was long established CR) take a "hiatus" for about 4-5 yrs. He kept up his CR during that time. He came back about 3 yrs ago and said it was a definite change than what he was used to (i.e. UAD form, Collateral Underwriter, FHA 4000.1, etc)

It took him a couple/few months to get used to things again, but he's back at it. I think once you get used to the "new" system again, you'll be fine

Fell off your Bike, put training wheels on for a bit and perhaps you can adjust to the ever changing marketplace we are in. Bear in mind the QC departments are living large off your new income stream, so buckle up.

Is your friend still running the appraisal dept for a national lender and remain a pipeline for work ? Imo, without a personal connection for a chunk of mortgage work it's shaky . Appraisers are busy now with a sudden surge of refinances due to a drop in rates but many of us are coming off a very slow period that went on for months.

Appraisers with a res license only , unless they have a personal connection or are in a niche of high $ complex or remote rural, might end up meat to for the AMC low fee grind ( with a rare few " better" AMC exceptions.) Direct lender work still exists, but the clients are hard to come by and can "disappear" with a merger or a new manager who switches to using an AMC.

There are also pending fannie changes re appraisal waivers and the test pilot for non appraisers to inspect with bifurcated and more hybrids, which long story short might cut many appraisers already marginal income by a substantial amount. Lots of thread on the board about it and fannie has its own statement just type in fannie 1004P on internet search.

After knowing some of the pitfalls you still want to proceed best of luck, some are still making a good living but today conditions might not be true for 5 years out. (commercial has a brighter future but based on some of their posts experiencing some challenges.

It's good now, but may become a part time gig in the near future. I would start back part time. Maybe keep some insurance income flowing, then decide about going to appraising full time after you get back in and see the direction the for profit nationwide AMC are taking the profession.

I was out the fee part of appraisal between 2010 and about 2014. Thank goodness for a true friend that helped me back in.

What’s that even mean? Your comment sounds like a platitude...you said a bunch of words that mean nothing. How did you answer the question?

“Perhaps” what if perhaps not? What’s your answer to your own question? What’s QC?

Maybe write it correctly. Quality control (QC)

What does your last sentence mean? How is this QC entity living large off the new income stream? That doesn’t even mean anything. His fee is $500. He gets $500. How are they living large when this entity you speak of only got $400? Do you have facts, receipts? Do these entities not fail all the time?
