I am appraising a convention center in East Peoria. However, this thing has a relatively large home on the site that was built in the 1950's. They are currently using it as office, no real changes to the interior they just simply put desk throughout the house, but I think the H & B would single family. In other words the two properties would most likely be sold separately. This is a very nice ranch home with about 4,500 sf of living area maybe 5,500 sf.

Due to the situation I am stuck with appraising a single family home. Not that I have forgotten it is just I rarely do them anymore. I was thinking of sub-contracting this part of the job out but the client is stating all they need is a restricted report stuck in the addendum of the commercial report. It is hardly worth sub-contracting. My question is who runs MLS in Peoria and Tazewell Counties? I would like to run over to the board of realtors and look through their MLS data to see if I could find comps. An Internet search turns up over 7,000 sites. Help!!!!!!!!!!!!!!!!!!!!!!!

No problem, I hope that helped! There are a couple of appraisers there that tought my qualifying ed classes when I first became licensed. They seem like they would be the type that would be willing to help if you need it. (I'm not from Peoria but drove there for the classes) Let me know if you'd like their names and good luck.
