Hla Or Not

The owner thinks this should be HLA. I don't agree and thought I would get someone elses opinion.

This is an enclosed PORCH. There is a window unit in the end window (down low). The interior walls are brick, the floor is brick and the ceiling is vinyl. They seem to use it year round but I just can't bring myself to call it HLA. To me it is an enclosed porch/sunporch, etc......

Enclosed Porch.

Higher added value than most enclosed porches due to it's superior fenestration, but still not part of the GLA. Dazzle 'em with words! :rofl:
 
Whatever you call it, it's worth what it's worth. Just because you call it living area doesn't make it worth a dime more than if you call it an enclosed porch.

So true...yet try and get a LO, HO or Rel-i-tore to understand that.
 
Not included in living area. It is below the quality of the main dwelling and should be treated as such.

That is what I've concluded but I can hear the argument now. I'll just tell them that they need to talk to the Duck.

Oh, the real-i-tor listed it as HLA. Oh boy......................
