How long does it take you to complete an appraisal report?

How long does it take you to complete on average a residential appraisal report??? Please share the time it takes and your tips/tricks along with the software, tools, and equipment used to complete your appraisals. I am curious to see each appraisers system.
 
Two hours or three solar days, depending on whether Scottie has charged the dylithium crystals or not.
 
I've moved this from the General Apprasial Discussion to the NEWBIE section because it really is a newbie type question.

According to my customers too dang long.......... I just requote my fees
1 mil. = 15 minutes payable inadvance
350.00 = When I get ur done. Typically I allow 24-48 hours after inspection. Rush fees apply to anything needed faster than 24 hours after inspection
the more they pay the faster...ur...the more motivated I get. I prefer to do no more than 5 a week.

Typically spend 4 to 5 hours on a report not including field work with research and analysis taking up most of the time. I never send out a report as soon as it is finished. I like to have at least 3 hours away to clear the words from my head then read the report line to line to find mistakes. I have a check list I use to review the report to assist in the accuracy check.

Take pictures of everything so I have a reference or something to refresh my memory... I have hallziemers after all.

you know you should really look into upgrading to a ZPM (zero point module) last a lot longer and the power output is nothing short of fantastic.... you will have to upgrade your 386 to something a touch more modern though.....

Well, if it's a job I don't like, it takes me about 2 hours of procrastinating for every hour of actual appraisal work. I don't get too many cookie cutters here, so 4-6 hours once I sit down at the 'puter.
 
The only correct response has to depend upon the competency and experience of the appraiser to appraise properties such as the Subject in the Subject's location. Thus, it might take an appraiser a few hours--or a few days or more. .

Jordan, there are no short-cuts to competently and ethically completing an appraisal assignment.
 
Yea but 5-6 hours?

What takes you 5-6 hours to complete a report. I use to work for a company that had an incredible reputation for accurate appraisals and would whip them out an hour and a half max for each appraisal. For me personally it takes about 2 hours just because I'm rather new and I like to review the work over and over again.
