I just got my trainee license. I want to know what a good level of work capacity is. I know I will have to work up to that number, but I want something to shoot for.

How many appraisals can you complete in a week? What is the most you've done in a week?
 
If you complete more than one a day, you probably are doing a sloppy job and inadequate research and analysis. Otherwise you live in a data rich MLS that has excellent access to all the data including public records. But since you live in a non-disclosure state...well, you are missing a lot of good data. Land sales are so often not listed in the MLS, you are struggling with that issue alone... And you certainly need to understand that the most common infraction a board metes out is inproper method of estimating land value.

Sometimes, you hit a bottleneck - the planning commission does not respond. You need a trip to the courthouse for a deed. The permits are wrong or absent. etc. That's my opinion. As a newbie, doing one in 2 days is often more difficult than you might think.

The "most" appraisals I have done in a week was likely no more than 5, 6 if I worked 80 hour weeks. And I've been in business 30 years. So use the Bat Masterson method. "Take your time and don't miss."

Right now, focus on just getting work and the rest will take care of itself.
