I can't remember the keystrokes to get 9.67%. This is an example from an old report to find OAR. Thanks!

R = 9.67% (7.50% interest, 20-year amortization; monthly pmts)

OAR (overall cap rate?)

Isn't it just NOI/Sales Price?

Are you trying to develop a factor from the investor's prospective?

20 gn > 7.5 i > FV 0 > PMT 1 solve for PV 13.3333333

Or if you're just trying to find the OAR, try looking in a rowboat.:rof:

LOL... that's not right. Just ignore me while you wait for the right answer.

Try:

1
CHS
PV
7.5 G i
20 G n
PMT

PMT is the mortgage constant or .09667
Make sure set for 4 or 5 decimals

Kevin's got you almost there. You need to multiply the result of PMT by 12.
