HUD Data Plate Serial No.?

I have completed an appraisal on a doublewide manufactured home and have used the 1004C addendum form. I now have an underwriter that is telling me that I need to switch the numbers around on the 1004C addendum for the ‘HUD Data Plate Serial No.’ and the ‘Certification Label No.’. He is stating that the Certification Label Number is the number on the little red/orange/silver?? plates located on the exterior of the manufactured home.

I have always thought that the ‘HUD Data Plate Serial No.’ is the number on the HUD Data Plate. Am I wrong and if so Why???

Manufactured homes on land account for at least 1/3 to 1/2 of my work load and I have always filled the 1004C out in this way and never had a comment back on it.

The underwriter is OPUS from Wells Fargo.

The HUD Certification Label Number has 3 letters followed by 6 numbers (maybe up to 7 numbers in some cases) and is found on the metal labels on the exterior. It might read something like ULI 012345

The HUD "data plate serials numbers" are the numbers found on the paper label (data plate) on the interior. These are the numbers that the manufacturer assigns to the individual unit. It might read something like GWC-1234-5678A&B

I've always thought it funny that the exterior metal plates are called labels and the interior paper labels are called plates. No wonder it's confusing. :eyecrazy:

Underwriter's Laboratories, Inc., Northbrook, IL.

Lots of Skylines built in Woodland, CA during the early '90's have the ULI code.

This link is a list of all inspection agencies (both public and private) in the entire country. The first three alpha characters on the HUD label represent a specific inspection agencies.

HUD label (red metal tag) goes on the right by the Certification Label No.

Serial number or VIN (Vehicle Identification Number) from paper data plate inside goes on the left by HUD Data Plate Serial Number.

The HUD label number will not be in ownership documents and very probably not in any governmental records. The serial number is what is used to track ownership.

Greg & Jo Ann, Thank you for your help. I am always of a suspicious mind when it comes to the underwriters wanting me to change something in the report. Thank you for the information & links. I will make the changes and give it back to the underwriter. I am happy that this was the only problem or question that they could find with my appraisal report. I must be getting better at this.

Does this mean that no one else has read my 1004c addendum?? Hmmm :(

Amazing - I just got done responding to an underwriter on the same issue! I wonder if it was the same guy?
 
Recently did a double-wide. Underwriter came back that the HUD numbers had to be consecutive - mine were not. I know the books say they will be consecutive, but these were off by maybe 50.

Turned out that the buyers wanted a custom feature - sliding glass door - to be added. For some reason, the factory gave them 2 units without consecutive numbers.

Just in case it happens to you.
