HVCC Certification of Compliance".

Client is requesting that we supply a "HVCC Certification of Compliance" with each report. Anyone have any idea what they are looking for and yes, I already told them that this is not our responsibility.
 
Is it difficult to state "In all interactions that this appraiser has had with parties who are associated with the subject property or my appraisal of the subject property, I am unaware of anything that has transpired that might be considered contrary to the HVCC."?
 
Why do lenders have to be so stupid so much of the time? Why do they have money and we don't?

Those that have the gold, make the rules. We know HVCC does not apply to us. Just make something up, stick it in your quick list and plug it into everything and save some blood pressure points.

Their answer to me was:

"No employee,director,officer or agent of the lender, or any other third party acting as a joint venture partner, independent contractor, appraisal management company,or partner on behalf of the lender has influenced or attempted to influence the development,reporting,result or review of this assignment through coercion,extortion,collusion,compensation,instruction,inducement,intimidation,
bribery or in any other manner".

Why cut and paste? Just say NO. It's not MY responsibility to enforce or "correct" my report to make someone happy. HVCC is for lenders, they are now asking US to to state we are agreeing and in compliance with THEIR gudelines. Shall we plug into our reports "they" were compliant with USPAP and the "customary and reasonable fees".
The VA has it down for C&R fees, what other higher and most respected government agencies could NOT be quoted as C&R.

Bingo! I usually state that the client wants an HVCC compliance statement, but the HVCC is a lender requirement not an appraiser requirement. However, the appraiser has had no undue influence on this appraisal assignment as of the effective date of the appraisal.
