it's asking me if i completed the appraisal, if i was influenced, and if the value in the letter is the same as the one in my report. would i be violating USPAP by responding to the letter? am i obligated to respond to the letter?

Possibly.

At a minimum, assuming these folks are not your client, you cannot release assignment results, or other information agreed to be kept in confidence between you and the client.

I have, over the years, received similar letters.

I have yet to respond to a one.

I got the same type letter and did not respond.

They are not your client. None of their damn business.

These use up my letter openers without compensation and it pizzes me off. Pile a bunch of your junk mail in an envelope and send it back postage required.

Thanks guys, i'll just toss the letter

Ditto. If you call them and tell them you cannot discuss results they will understand. Like Lee, I get them sporadically and heve never responded.

Same Here...

I have a client that I work for and received one of these letters, I called my client and explained the letter, they said yes, they are affiliated with us and it's okay to respond to the letter.

I get one about every three months or so, fill out the 3-4 questions and send it back.
