I Just Got An Rfp From Appraisal Nation

For six c-store reports. Looked at their website, claiming to have 60,000 on their panel. I guess they aren't picky, which is why they contacted me. I've never heard of them, or from them before. Anybody have any experience?
 
They are a small AMC in eastern NC. Very price sensitive so I’ve completed little work for them.

My only work are ones they can’t find another appraiser or tight time constraints.

All went fine on those.

Yes. Some of their lenders pay them less than my standard fee.
 
I stopped doing work for them about 18 months ago. Prior, all my invoices would collect dust and then I would finally call and inquire. Each time they told me that they were switching to a new accounting system and that's why my invoices were hung. Finally, I laughed and told them that they were using that same excuse for well over a year. All the invoices got paid eventually but if I have to actively collect from an AMC repeatedly then that is certainly not a company I should be doing business with. And, like Pendo and other AMCs, I believe they have somehow in the most miraculous way lowered their fees even LOWER. Shame on my colleagues for working for nothing. You really are hurting the profession and yourselves. Losers.

The NC Appraisal Board doesn’t play that game. One call would likely cure your problem in a NC minute. Accepting low fees is a personal problem.
 
NC AMC regs require payment within 30 days of report delivery for registered AMCs. They were fined by the state for not adhering to that.

I am not sure but maybe an out of state appraiser could file a complaint in NC. I’ll check on that
