I think IBTS fees are unreasonable and the time to get the data is silly. The database should be searchable with whatever data you have available, and you should be able to download a pdf showing all necessary information.

HUD should own the information to start with. All the lenders/guarantors of loans would benefit from expediting this procedure.

HUD- take control of your data ! ! ! Make the government work for the people, not against them.

When I encounter a situation involving the lack of HUD Tag #'s on the home, I include the ITBS data request form in the report........and leave it up to the lender's U/W to request the necessary info.

The appraiser does not have to spend extra money to get this data. That's not your responsibility.

ditto

I do the same thing Dave; I provide the web site and phone number in the report.
Still . . . I am used to accessing assessor, clerk and MLS data directly and providing that information. I know that the IBTS data is in some database and could be directly accessed the same way. The data comes from the government originally and should not be proprietary. The time it takes to get the confirmation is archaic and the fee is exorbitant.

Really, I thought it came from the manufacturers. In any case, if the goverment provides anything for "free", it has a cost to the taxpayer. IBTS makes the users of the data pay for it rather than all taxpayers. We need more of this type operation, not less.:icon_idea:

BTW, if you think IBTS is slow, call HUD sometimes...

More fees?

You really think we should be charged more fees to get information? Like maybe an additional fee for each MLS sheet we print, or perhaps a fee to look at an assessor's appraisal card? Do you think we should be charged $100 to get zoning information and have to wait three days to get it? I disagree, but you are entitled to an opinion.

Where did I say that? What you suggest is that the info be free (aka as at the taxpayers expense) while what I suggest is let the user of the info pay, much akin to your MLS example. While I enjoy free online zoning and mapping info, I also pay for some counties that don't make the average taxpayer that will never use this info for my ease of access.

At a point the guvmint can't provide erry thing to erry body, unless they take all of erry body's money. Look around at the current Federal, State, and Local government budget problems and get back to me on the wisdom of reliance on government supplying everything under the sun.... for "free"

For HUD/FHA deals there is no fee. All others have to pay the cover charge.:new_all_coholic:

HUD says to just report the Data Plate is missing and move on. If the HUD certification labels are missing, reject the property. 'Conventional' mileage may vary from client to client. When asked to provide IBTS data I ask for a week and $100 handling fee to populate it [IBTS data] into the report...
