I had an appraisal assignment out in the county today. I noticed before I went out, the land use code was a "mobile". I politely asked the borrowers if it was a manufactured home. No, no, no....this is a brick home. I guess they figured I wasn't going to inspect the property. I pull up in front of the property and sure enough I knew it was a double wide without getting out of the truck. Hey, but it was bricked. I silently wondered how much hogwash I was going to here inside. I was polite and couteous while measuring and inspecting the home. Whaddya, know the septic was overflowing. When I got inside, double wide city. I was almost complete when I started opening cabinets looking for the HUD sheet since the HUD tags had long since been bricked over. The nice borrower went on to inform me that his property was now "real estate" and no longer a manufactured home. "yes, thank you ma'am". Meanwhile, I jotted down the manufactured home information from the sheet I found in the master closet. And, politely told the borrrower I would have the appraisal delivered in a couple of days. Sometimes the most frustrating part of job is keeping my comments to myself. :twisted:
