I'm confused. Is this a 0 lot line or townhome.

Legal: Sierra townhomes lot 40 tog/w und int in trs A, B, C, E & F ease of rec out of......

I looked at the plat map and it shows individual lots. Subject is a new attached 2 level home. HOA is $53 a month.

I called List Agent and got his Asst who said it is a townhome. I am not 100% convinced since the plat shows it on an individual lot.

A townhouse is a description of an architectural style.

A zero lot line is a description of a lot with a structure which has no side yards.
 
Basically, we consider a townhome to be in the same vein as a row house, that is, a series of attached homes, with only the end units being semi-attached. The difference between a row-house and a townhome is that a townhome is generally in a PUD project, whereas a row house will be on a city street. A Zero-lot-line is generally one where one side of the home is on the lot line, with a small side yard down the other side. Also described as a "garden home". Terminology will vary from market to market. Hope this helps.
 
Zero lot line in the ones I have seen refers to a duplex by anyother name (Garden House, Town House, etc.) that is on separate lots. They have grass on 3 sides and join at the lot line. I despise such a house and would as soon live in a 1968 Champion mobile home on my own acreage.
 
1004 form.... townhome with its own lot. duh!

But 0-lot lines can have 2 common walls? No?

In my experience, zero lot line refers to a detached SFD, with one side of the house built directly on the lot line. Generally, this side has no windows. However, further research does support that it can be an attached property like a half duplex. I think the nomenclature can be dependent upon the market. I have never heard of a duplex being referred to as a zero lot line in my market area.
