Indiana farm appraiser for an estate

I met with an heir today who ordered an appraisal for an estate. It is a trust, and the lady died about two months ago.
There is some question about how a previous estate will was handled, and a bit? of confusion.

The land is in Parke County. I offerred to check for a recommendation for an appraiser and possibly an attorney who could help with the Indiana part.

This is farmland, While I don't know anyone there, I thought that this might be a good place to start.

The heir asked me to check, after I described the forum.

On a quasi legal question, how is an estate divided when there is no will and there is a spouce and three children.

In Illinois, in such a case, the spouce receives one third, I think, is that the way it is in Indiana?

I know none of you are lawyers, but give me your opinion if you like.

Wayne, I do not know of anyone personally. But you might call Charles Wallis IFAC down in Evansville, IN His number is 812.479.1001. He does farm appraisals and he may know someone in the area who might be able to help you out.

An attorney can answer that but around here, 100% goes to the surviving spouse.

You might try the American Society of Farm Managers and Rural Appraiser website for a nearby ARA.

I don't know why I did not think of that.

A friend in Eastern Illinois who is Indiana licensed Cert Res suggested that I do it myself, and he had a source there for comparables.

I checked. Indiana charges $150. for a one assigment reciprocal license.

Pretty proud of it it seems.

On the opposite side, Missouri, you just call, tell them what property you intend to appraise, the name of the client, then they check the ASD website, tell you to go ahead, keep the record in there data base.

They used to require a letter from the home state. Illinois charged $25.00 for that, but Missouri charged nothing.

I like nothing better.

I still may do the job, but I will check the ASFMRA website,

Wayne:

I am also late to the party but I do know the division of the real estate depends on the type of deed held. Were they tenants in common? Was there a life estate? Were all parties names on the deed? I do a lot of estate work and partial interest appraisals and they are pretty important questions. Good luck
