It's ok to have all the sales from the same neighborhood, if there is at least one outside of the developer/builders control. If all are within the developer/builders control, then you have an issue or maybe an inexperienced appraiser. Ideally re sales from within the same subdivision are preferable sales, as long as the builder is not involved in the transaction.

Fannie may be ok with that, but I wonder whether or not the builders are pricing their houses according to the others.
 
I have some questions to ask. Any of you brainiacs up to answering a few questions via PM?
I am prety certain of my answers, but I want to bounce them off someone before I proceed.

No resales. All three comps are brand new constructions in same S/D. Appraiser is definitely NOT new to the game, as they have a three digit license number. Been doing this for quite a long time.
It is interesting that, although their SF is within 50 SF of all the properties, I cannot find those numbers anywhere. County tax records and internet sources all show different numbers than was reported.
From what I've seen, the report pretty much wings a decent amount of information, with no way to verify the info, but the value appears to be pretty close to what it should be.
Shotgun values in the neighborhood, ranging from 166k banana peels to 241k banana peels, all for the same floor plan?
I must be getting stupid. Found his same FP on a property with a full basement, he is on a slab, that is sold for about 4k more than his did. He's on a slab. 3k SF of GLA.
And Mike, Ms. Boop is going to get a copy sent to her.
