Hello everyone, I am 20 years old, and about to transfer to a 4-year college. I have been considering this career for a while, I have a pretty good "In" with this business. My father has been a residential appraiser for the last 30 years and has done reasonably well. I am supposed to take over his business within the next 3-4 years. I am considering getting my certified general, as my dad mostly recommends, he was only in residential. Just wanted to say hello, any advice and thoughts would be greatly appreciated. Thanks all!
 
For anyone considering becoming an appraiser, I always recommend CG - easier to get a supervisory appraiser, and opens the door to a more diverse opportunity for work. That said, one of the most challenging hurdles to becoming an appraiser is the experience hours, and if your dad (CR) is going to train you, I'd go that route, then maybe get the additional 1500 hours of non-resi work later.

Go CG, specialize and go for it. Line up a CG supervisor for your last k of hours. Rural appraisers, specialists in manufactured homes, water rights, airports and hangars, apartments, anything like that is going to give you a way to "stick out" over your rivals.

Also, learn how to use a word processor. They are very versatile and otherwise you get stuck with forms or expensive narrative software.

Given your circumstances I'm going to suggest that you go for your CR first. The fundamentals still apply and your dad is right there - you'll never find another veteran who is as emotionally committed to your interests.

IRL some people enjoy the residential side of the business more, and others enjoy the non-res side. Matter of fact, there are some assignments a CG would be called in for where they NEED to understand SFR appraising. The trick to not getting pigeonholed in one or the other is to not strike out on your own until after you've figured out which suits you better.

Edit to add: try to approach every new-to-you situation you run into by referring back to the fundamental principles and concepts. The sooner you progress past being oriented to how to fill the form out correctly the better. No matter which direction you choose, you want to aspire to be the problem solver, not a paint-by-numbers assembly line drone (both sides of the business have their fair share of the latter).
