Is a pool cabana an accessory unit?

There is a pool house/cabana (detached from main house) that contains full bath and living area with NO kitchen. The borrower currently has it set up as a guest quarters. Does an accessory unit have to contain a kitchen? I was taught that in order to be an accessory unit, it had to have a kitchen, bed, and bath?? Please advise...THANKS!
 
From Appendix D to HUD Handbook 4150.2

The accessory unit is defined as a habitable living unit added to, created within, or detached from a single-family dwelling that provides the basic requirements for living, sleeping, eating, cooking, and sanitation.

Call yours a guest unit, an appurtenant structure, a pool house, blah, blah, blah....
 
It would have value, but just call it what it is, a spacious cabana, describe the interior, but don't mark it as an accessory unit.
 
"Accessory unit" is ambiguous without definition. Generally, if there is no kitchen, it is not an accessory living unit. However, it is generally considered and accessory structure.
 
It is a pool house...no matter that a guest could sleep there. You could sleep in my barn on the hay...I wouldn' t advise camping in a hay barn however... the wieinie you roast may be you.

An accessory dwelling unit does: you're not dealing with an accessory dwelling unit: posts 2-4 answer your question.
