I just received word that there is is "a brand new HUD rule that can require a structural engineering inspection to confirm that a mfg house tie-downs are properly installed." Is that right?

So now they won't even take our professional word for that?

What next? A blood test to confirm that we weren't "AUI?"
Appraising under the influence!
Or maybe "IUI." Inspecting under the influence!

Sober Dave

In life it is one damned thing after another!:icon_lol:

In appraising it is one damned AMC, UW or MB after another!

Dave, perhaps you are referring to the longstanding FHA requirement that requires an Engineers certification that a HUD code home is installed to meet FHA's "Permanent Foundations Guide for Manufactured Housing". This is not new, but is only required for FHA insured loans. I'm not aware of any recent changes to conventional requirements.

Mr. Rex:

The property issue involved is not for an FHA loan, it is a for a conventional Fannie Mae fixed rate loan.

Perhaps the UW is dumber than she thinks she is. :new_llying:

Ask her to provide her source. In any case, not your problem anyway, unless she wants you to hire an engineer as a consultant and charge them his fee plus a "handling" charge.

The state of New Mexico has a rule that says that the only one that can certify a permanent foundation is a state inspector. If we do it, we are impersonating an inspector and subject to prosecution. Unless we see a signed state inspection tag, we cannot state that the MH is on a permanent foundation. Inspections by the county don't count.

Are you really qualified to make that determination? Are you going to make sure that there are enough tie downs in the right places and if they are properly secured?

I carry around copies of the applications, approved engineers, and the head of the state MH division's name and phone number.
