Not saying this is how the above company operates. I do not know.

The trend of having a local appraiser to do the field work and one or two that is located out of state to type it up....

I have been saying this you over 10 years now. IFAs will be replaced with either AMC staff appraisers or these new "innovative" national appraisal firms with 2-3 appraisers working on an appraiser order. I called it the nationalization of the appraisal process.
 
I am in no way disparaging or casting shade on AI. They are a fine organization.


Have you noticed that the players in this all have their hands in the parea concept. I''is not a very efficient model.

The most efficient model for residential PAREA would be to go to the vast community college system across the nation. Community college is very inexpensive. Many if not most are funded BY LOCAL government. All of them offer tuition assistance. Many offer funds for daycare for single parents. The list goes on and on.

So the real question is: Why has this not been brought up in AI? Simple answer is Power and Control and money.

Think about your county. Does it have a community College?

Now there is a draw back to this idea. It has to compete with other industries seeking post high school educated labor trained in other fields like electrician etc

Rotating newbies thru PAREA is a game changer....for the providers. As the drop out rate or the short term before they leave for a real job means there will be a stream of wannabe appraisers who get screwed over and pay big bucks for an education in a field that they will never thrive in. Makes room for the next sucker.

I went to CPCC in Charlotte in 2002 for my appraisal training. There were 75+ people in attendance. Took me 3 years for someone to train me. Finally got a mentor, and even in 2007, he had a very hard time finding clients. Got laid off in 2008. He went out of biz in 2009. Varnadore Appraisals...

The only period when a shortage of appraisers occurred was during the atypical market conditions of 2021-2022. Throughout my 15-plus years as an appraiser, there has consistently been an oversupply in the profession. I and every appraiser I know have consistently struggled to acquire new clients.

This will help you understand who the real enemy is.--The public trust and same-day appraisals. Oh, those pesky conspiracy theories keep raising their ugly heads. :giggle:
