Hey Scott, Dean, or......

How are you handling the active listings from 3-6 and 7-12 months ago. There is no search for listing date.

Are you going by days on market 0 days-180 days, then expired, cancelled, and withdrawn dated 90-180 days, and closed between those? It seems that you would be missing any that may have active at that time then went off market at a later date.

It seems it can possibly be done but I would bet that 10 appraisers would come up with 10 different results. And to search this way can take hours trying to weed out the right results.

Any thoughts or tips?

I, for one, am not going through the brain damage this would require. Not to mention that the days on market or the on market day shown on the MLS sheets are often wrong, to not correlate with each other, etc. I am simply showing "not available" on the grid and providing an explanation. I don't mind doing the MC. In fact, it took me back to basics on doing neighborhood verses marketing area analysis as FNMA supposedly wants.

I did call RealFocus and spoke with techical support and then a developer. They are clueless. I also signed up for a MLS training class for this coming Thursday. I plan to ask some of these questions.

If some of you out there with minds better than mine (that would include all of you) have some ideas how to handle this with the present MLS system, it would be great to hear them. Maybe I am just old and crotchety, but the KAAR MLS frustrates the heck out of me.
 
Thats what I did also. I noted that KAARMLS does not have the ability to search historically for active listings within a time frame.

Wasn't sure if anyone had found a way to due that with the current setup with KAARMLS.
 
You are not required to report those figures if the MLS provider does not provide the capability. That is why Fannie Mae revised the form to shade portions of the form. They do require you to state why the data was not available, as simply marking 'N/A' is not sufficient.
 
Hey guys! The MLS does provide the data. You just have to be able to put it in a form that is easy for you to analyze. David Braun has a program called "Total Solution" that he has written for Excel 2003 and Excel 2007 which will allow you to import information from the KAAR and other MLS systems into a spreadsheet and it will calculate every cell in the 1004mc for you. Go to www.scoopgear.com and look for David's program. I have been using it for over a week now and it works great.
