Does anyone know where I can look at a completed sample land appraisal report?
 
Is there one in your software? My ACI program came with samples of the primary forms.

I've seen land appraisals done 3-4 ways. Adjustments per acre, per sf, and inverse adjustments for land content as well as adjustments similar to that on a URAR. Your question has been asked before and there are many opinions on the correct way to fill this form out.

What kind of property are you dealing with?

What program do you use?

Sometimes vacant land appraisals are real easy and sometimes they can be very complex. I have done adjustments based on sq.ft., acres, front foot etc. Depends on what your subject is.

After HBU, this is one of the most important parts of a land appraisal...figuring out which unit of comparison is appropriate for your subject.

I would think that Henry Harrison likely has a guide with examples on how to do a land report. Just be sure to make it USPAP compliant.
 
The property is a five acre parcel with home and out buildings. The owner is selling 2 of the 5 acres and would like to know the value of the 2 acres.

I may be overthinking this but for the intended use you are describing I would say the fannie mae land appraisal form would be of use only as a convenient document to grid comparables on.

The bulk of the appraisal report would be in the narrative pages you will have to write to thoroughly cover the bases on this type of project.

Why even bother with a preprinted form?
 
I don't think you are overthinking this at all, Greg. That land form stinks and that is about all it is worth. However, I have used it as a base form for lenders that don't see a lot of narrative land appraisals. They seem to like the form concept.
 
Sounds like a rather straight forward and simple appraisal assignment. I would use the land form.
