I was looking at the land appraisal form today. I have never done a land appraisal. Anyone know why you cant make adjustments like you do on the normal URAR? Thanks.
 
What form are you looking at? I can/have make/made adjustments on mine.

Interesting question--what do you mean by it?
 
Someone asked me about doing a vacant land appraisal today and I have never done one. I was looking in my ACI forms to see what the form looked like but there are many to choose from. The one I chose didnt allow me to make adjustments like the URAR. I turned down the assignment due to my lack of experience and competance in that area of appraising. I was just wondering which form is being used so I can increase my knowledge and maybe someday be able to do land appraisal if asked to do so. Your input would be greatly appreciated. Thank you.
 
Don't you do a land appraisal whenever you do a cost approach in the 1004? How do you come up with the opinion of site value? Just because you never filled out a form doesn't make you not competent.

If the appraisal is not for lending purposes, I like to use the AI-120 form. It is basically the AI-100 form with only the site valuation page.
 
I think if it was a pretty typical piece of land such as a buildable lot in a residential subdivision I would have took this opportunity to learn my way around the land form.

Some forms do not adjust the Sales Price but only the unit price or visa versa. Haven't used the form in 20 years and hated it so I use a narrative.
