Conservation easements are a real PITA...property affected by same are terrible. I just saw one where the payment (supposedly for a permanent land legacy easement) coughed up about $3000 per acre...say what? The fee simple was never worth $2,500...and the recipient of that just bought the place next door to that for $350,000 or so... all 192 acres with dwelling and 10 abandoned poultry barns (about $60K in salvage) - So LL gives $3K and land is selling for $1800??? How does that work?
So I get a stinking RIMS bid offer and, of course, that little detail (that the subject is going into LL) is omitted until AFTER you bid and then the "award" will tell you whatcha got....bite me. Of course, none of these ever sells because the seller wants a fee simple price and the buyer wants to buy it for little of nothing....I canceled my bid.
So I recall there was a Tulsa appraiser by the name of Green, maybe??? Or, maybe it was Green Country Appraisal or some such... does those easements. Anyone know who I am talking about? I'll send the LO his name and number.
All these easements in Delaware county are concentrated on the Spavinaw Creek watershed which feeds Tulsa's water supply. The ones in Adair county are on the Illinois River...with the common large tracts in the region there are only a few dozen properties in the entire watersheds that could even be impacted thus you usually have nary a sale to work with.
