Well, some good news for a change. As many of you know, I am not a big fan of new construction and have been critical of the big builders for some time.

I am happy to report that Lennar Homes has come out with a new website exclusively for appraisers. It is a searchable database with all their current projects, including sales and pending’s. You can search by state, address, community, etc.

The database allows you to print sales which include, incentives, lot premiums, and upgrades. The HUD-1 statement is also printable.

If you want to access it, you must send Lennar your appraisal certification and Driver's License. If you do a lot of new construction, it is worth it. I guess enough appraisers complained that they finally caved.

I found it by going to the sales office and inquiring about some comps. The salesperson did not want to provide them, but he did say they had a new website up because they could not keep up with the number of appraisal inquiries they were receiving. The bad news for me is I have to go out again after researching the comparables and take some photos.
 
I'm not sure if that makes life easier, or more complex.

IMO - New construction appraisals are a sham, and the only reason for a new construction appraisal is to add our E&O to the potential default liability fund.

Say you go to buy a brand new car, does an appraiser come and appraise it first? No. The manufacturer has a sticker on the window. New homes should have a sticker on the front door detailing the cost of the lot, materials, and builders margin. Period.
