In Colorado the Real Estate Commission and Appraisal Board changed the renewal process and appraiser licenses are now only valid for 2-years. Most appraiser licenses to expire on 12/31/2017. The problem is that you can only renew your licence 30-day prior to the expiration date and you have a 30-day grace period.

This is going to cause major problems as I see it. In my humble opinion Lenders, Clients, and AMC will be reluctant to order appraisals from any appraiser when their license expires within 30-days. Especially when they might need a STIP addressed in January and your license has not been renewed.

How do think lenders, clients, AMC will react when your license has an expiration date of 12/31/2017 but the Appraisal Board says you have a 30-day grace period. Are you really licensed? Many AMC have a 60-day renewal requirement!

How about going after new lenders, clients, and AMC when your license expires within 30-days. My guess is that they will tell you to come back when your license has been renewed.

Also, how is the Appraisal Board going to handle the influx of all these renewals.

Bottom line we will have to live with this process every 2-years.

How does your State handle the renewal process?. I like to hear especially from CO appraisers.

A whole state load of appraisers, no longer qualified to work for AMCs, because they did not renew their licenses in the AMC required time frame.

Been a 2 year renewal period in Virginia forever. Been a 1 year renewal period in North Carolina forever. Somehow the AMC's have managed to deal with it. Poor souls in Colorado, now you have to attend classes a little faster.
 
If I owned an AMC that fulfilled Colorado orders I'd corner the market. I would allow any valid CO license to appraise properties. I would also adjust my software to not flag CO appraisers until their license is expired.
 
We are two year in California ..Once Cali went full online renewal it only takes a week or less to get licenses. The last one I did in April was actually mailed out the day I completed the online application ,paid my fee and attached a PDF of my CE. Don't worry it will all work out :)

I am well aware that the AMC's can handle it, they will just not order the appraisal from you.. Also, the CE has been reduced to 28-hours. .However, the license fees are not reduced.

Full online renewal, but they snail mail the license. Now that makes sense!
 
As Glenn said, on-line renewals are pretty quick in California (2-year renewal cycle, but 4-year CE cycle).

One big difference for us: Licenses don't expire on the same day for everyone. Mine expires on my birthday (I don't know if that is the same for everyone else in California, but we don't have the renewal-process occurring on the same drop-dead date).
 
2 yr license renewal cycle here in FL.
2 yr 30 hr CE required for that renewal.
Been that way at least the 10 yrs I've been here. As far as:

I've never had an issue. They just won't send any new assignments until you send them your updated/renewed license.

We have lived with this for years and survived (pa).
 
If I recall correctly, about 1/3 of the states have all their credentials expire at the same time. It could become an issue in such states, but it hasn't in any location that I am aware of.
