I could not find a Listing Form in Wintotal with a grid in order to make +/- adjustments. It is a pain to make the adjustments in narative form. To confusion for the Lender and me.

I know I could use the sold comparable grid and explain that these are active listings. However, they will then be incorporated into the adjusted value by Wintotal. I like to use the suggested Wintotal value as a check, I also use the the cost approach for newer construction as a check. Am I missing something?

Ron, I think if you do a little market research, you will find that if you adjust the comparables for Date of Sale/Time based on the statistical data in your MLS that illustrates the average % of the list price the listings actually sell for, you will not need to separate the solds and listings. IMHO.
