SFR parcels with topography are generally valued based on lot utility, not gross lot area.

To replicate the cost would be higher assuming it was the same features. If the house is 100 years old, it probably didn't have modern plumbing, wiring would be 2 strand, plumbing maybe lead and or cast iron, no plastic, wood single pane double hung windows 8' tall, etc. Who is going to be stupid enough to replicate that?
