Lots of Out of State Appraisers. Why?

Checking something rumored. True. No CGs in most counties in NE Oklahoma. Only appraiser in Craig Co. is CG, 2 in Mayes, 2 CRs in Adair, no CGs in Cherokee County, 1 CG+1CR appraiser in Ottawa County, 1 CG in Delaware County. Noticed that one CG there has quit after his second sanction, and another died, his wife still licensed but CR. Yet another old guy from Washington County has died as well...go figure. He was being investigated so I guess they may fine him for not showing up.

Hadn't looked at the list in a while. There are a number of us near the line who are 'nonresident' appraisers. Ditto Texas, Kansas, but WTF? New Jersey? Illinois? Denver, Colorado? There are a whopping number of them. So. Who are they and what's their gig? Staffers for AMCs? Reviewers? Hybrids?

An example, say a lender uses someone for larger national branded hotels (or other atypical properties) and are very comfortable with their work. They may get a temporary license to do that one assignment. "Comps" are not necessarily coming from the "neighborhood". Casinos come to mind in your area, as well.

A Walmart building as another example. I would like to see other sold Walmart buildings as comps. That may mean a very large regional search or even national database. The larger firms have those resources wherein a smaller more localized firm may not.
 
Maybe, but these appraisers were not there years ago. And most doing only 1 or 2 jobs would opt for a $50 temp license, not annual, suggests they do at least 4 or more assignments annually. Now in Texas...which charges $250 for a temp license...gee. what a gouge.

You gotto be where the "expensive" real estate is, now that they raised the minimum for a required appraisal. No one wants to fill in down time with residential work because of AMCs. So, go where the real estate is expensive, and you are "needed" more often. And even better to be near the corporate headquarters.
