Working RE magazine was somewhat interesting but perhaps the best of the magazine is a letter to the editor from one Matt Cook. He pointed out that on the one hand FNMA's Lyle Radke said, waivers "will only have a small impact on appraisal volume" but OTOH FHFA reported that since 2020 waivers had saved the consumer some $2.5 billion in appraisal costs. That works out to a lost of about $14,000 per appraiser (assuming 35k active appraisers) per year.
Both statements cannot be true. $14,000 is not a small impact upon many appraisers since it comes directly off the bottom line.
