Manufactured Home Modified And With Additions

Hello, I just appraised a property that turns out to have been as single wide 800 sf with an additional 1500 sf added later. The lender originally ordered for a typical framed SFR but now wants the appraisal changed to a manufactured home. Here is the description of the property per lender -

Per lender; The original house was a manufactured home then the original owner removed the axles and timber framed 2 additions. On the north (front) he added 1 bedroom, living room and a finished (screened) porch. The back of house he added the master bedroom, full bath, walk-in closet, office and a living room w/ fireplace Then timber framed a roof with attic over the entire structure now making it a timber framed house, The only thing that remains of the original home is the frame all else was removed and timber framed.

Is this still considered a manufactured house and should it be appraised as such or is it now considered a framed house. Any information concerning this issue would be appreciated. Thank you in advance.
 
How do you know it is Mfg hm? Could it have been a mobile hm built before 1976? Either way, it would not be a site built home .

The original was built in 1981 per the Texas MH site as an 800 sf single wide with 1500 sf added.
 
I was thinking Thank God I do not see or do these kind of fun things.
But, it is my choice, God has no involvement, so Thank Me! :D

Once a mobile (manufactured) home always a manufactured home. No amount of renovation or remodeling can change this.

Welcome to your $2,000 fee hopefully for a loan that will stay in-house. If it is an AMC client make it $4,000. :)

Two words for the OP

Engineering certifications.

Just cause it was added to, doesn't mean the original was designed to support both the weight and the stress of additions.

Marion: engineering specs? Have done OMG mfg homes in Texas, I have seen these time and again. Most are done without permits (very limited permit laws outside of the cities) and generally having a local ‘contractor’ (2 guys and a truck) look at it and say, ‘yep, we can do that’.

Yeah, as others have said, still a mfg home, and Texas has a great state record system showing when bought, serial number, etc. Main thing the question is whether the lender will accept it. Doubt it is sellable on the secondary market. Ask the lender.
