Marketing To Homeowners/lawyers

I'm a relatively young man (early 30's) and thought about making my way (door to door?) to newly listed and recently expired OCCUPIED homes on the market. A simple knock on the door with a business card and an explanation of the services I offer. Has anyone had success with this? I'm a new hound seeking blood. Also considered hitting a real estate/probate law firm once a week with a dozen doughnuts and a stack of business cards (def on a Friday). If that fails, I'll take my one and a half year old cute as a button daughter with me and drum up some business! (Not serious or maybe I am!) Just trying to stick my foot in the door while trying to avoid the AMC model. Thanks for any and all advice!
 
I would try the postcard mailing route first. I tried the door to door thing when I first started, and I found out quickly that homeowners don’t like it. I don’t blame you for trying to avoid the AMC cartel. Good Luck!

PHASE ONE
a. blitz every Irish-American fraternal, social, legal, professional association of leprechauns, stick buz card ads in their directory/pubs
b. scour online, and local buz and phone books for property owners and BUSINESS owners of leprechaun and shamrock origin
c. check for local AOH publications and advertise (buz card) at usually minimal costs.
d. get involved in local St. Paddy's Parades and other civic events, visit every local Fire and Police Department Chief - request permission to post couple buz cards on their main Bulletin Boards and................................. get your NAME known.
e. PERSONAL referral is "king".
f. talk to your Barber, your family Doc, your kids Principals, Teachers etc.........pass out some cards.
g. learn all the words to O Danny Boy !! and Hum it in stores. ( yeah it works !!) and
h. visit your area fire and police departments - post buz cards on bulletin boards, We help "Our Own".
i. use online searches to identify every CPA and Tax Planning Professional with Emerald Heritage and go introduce yourself,

PHASE TWO

Use your MLS to identify every Broker and RE Agent of the Irish Persuasion, and go shake hands with them. Refer to e. above.

Consider giving free talks on how to market your home and what an appraiser does to homeowner associations and RE agents etc..the door to door route imo too time wasting and intrusive to homeowners

Maybe. Does probate require an appraisal in your state? Attorneys are a strange group. They generally need us on a random basis. This segment is being in the right place at the right time. It took me about 10 years to build a client base to make it worth servicing. There are times where I don't hear from an attorney for more than a year.
A valuable experience I had earlier in my career was to offer education to real estate professionals. Offer them training on something they need...how to make an adjustment, lender requirements, how to measure an improvement, things like that. Where you benefit is honing your skills and learn to trust your knowledge. I found this type test prepared me for litigation work where an attorney is questioning what I know in a deposition. Better to practice in front of a friendly crowd first. It also helps you build trust with the agent/brokers and creates a source for referrals.

Divorce would seem to have the highest potential for someone being unhappy and attacking your appraisal.
And since they know nothing of reviewing the appraisal not the appraiser...
You are under attack too. Woop, red alert.
