Mercury Network & Appraisalport

I signed up for something callen "Mecrcury Network" 'cause a client of mine would not accept appraisals any other way. Cost me $5 to deliver an appraisal but, my sofware doesn't support it.

Now, another client wants me to join something called "Appraisalport" which is a similar service costing me $5 to deliver a report.

Is anyone else using these 'services?' How is it working? Do you increase your fee? Do you get more work?

Just wondering....Making and executive decision about these services and would like some input.

I have used the system for quite some time with really no problems. I cover the $5 fee by increasing my fee. I view the $5 as more expensive than sending the report EDI but much less than hand delivering which I haven't done for many moons. You also have to spread the annual fee of Mercury over each report as well. It does take a little more time to upload through AppraisalPort than sending the report EDI. The clients I have that use this system are WaMu and BOFA and neither of them object to my fees. There are concerns that sending reports through AppraisalPort allows the lender to mine our data but I have no idea if this is true or not. Good luck in your decision.
 
We send our PDFs through Appraisalport for one of our clients. Doesn't take us any more time than sending via email. Quick & easy.
 
Why does it cost $5 per to deliver through Mercury? We do not get that fee and use it...

I send reports through Mercury but I also pay a yearly fee for Mercury (WinTotal) with updates, etc... Never did AppraisalPort.

I use Appraisalport for WAMU, Quicken Loans, and Option 1. Works great.

I receive attachments online as needed (sales agreements, county records, specs, etc) along with the order. I can communicate through the system with the loan originator, change the fee or due date as needed, bring up problems as they arise, and otherwise leave a communication trail with the the lender. No jammed fax with 50 pages of irrelevant information (I once received an appraisal request with 30+ pages of CC&R's !), no unneccessary (read: pressure-inducing) contact with the loan originator, everything in writing, and a secure destination for my appraisal report.

All this for 5 bucks.

I'll take it.
